Construction CRM FAQ
Common questions about bid management for Philippine contractors
A construction bid pipeline CRM is a specialized customer relationship management system designed for general contractors. Unlike generic CRMs (HubSpot, Salesforce), it models the construction bid lifecycle: from identifying opportunities, through prequalification, ITB (Invitation to Bid), bid walks, cost estimation, bid submission with bid bonds, to award or loss. It tracks PCAB license requirements, prequalification documents, retention percentages, and construction-specific deal stages.
PCAB (Philippine Contractors Accreditation Board) is the government agency that licenses construction contractors in the Philippines. Contractors are categorized from D (smallest) to AAA (largest) based on financial capacity, equipment, and experience. Most project owners require a specific PCAB category as part of prequalification — for example, a ₱100M+ project typically requires PCAB Category AA or AAA.
A bid bond is a financial guarantee submitted with your bid proposal. It assures the project owner that if awarded, you will enter into the contract. In the Philippines, bid bonds typically range from 2-5% of your bid amount. For government projects under RA 9184, the bid security is mandatory and can be in the form of a surety bond, bank guarantee, or cashier's check.
Standard prequalification requirements include: valid PCAB License, SEC/DTI Registration, BIR Tax Clearance, DOLE Clearance, latest Audited Financial Statements, Equipment List, Organizational Chart, List of Completed Projects (with contract amounts), Contractor's All Risk Insurance, and Performance Bond Commitment. Government projects add PhilGEPS registration and additional eligibility documents per RA 9184.
