A real estate brokerage CRM is a customer relationship management system designed for property brokerages. Unlike generic CRMs, it handles property listings, lead management through the buying pipeline (inquiry to turnover), agent performance tracking with PRC license management, commission calculations with Philippine tax withholding, and financing type tracking (bank, Pag-IBIG, in-house, cash).
In the Philippines, real estate commissions typically range from 3-5% of the Total Contract Price (TCP) for secondary market transactions and 5-7% for primary (developer) sales. The commission is split between the brokerage and the selling agent (commonly 60/40 or 50/50). A 5% Creditable Withholding Tax (CWT) is deducted from the gross commission for individual agents.
A PRC (Professional Regulation Commission) Real Estate Broker license is required to legally practice real estate brokerage in the Philippines under RA 9646 (Real Estate Service Act). Brokers must pass the licensure exam and maintain their license through continuing professional development. Salespersons work under a licensed broker and have their own PRC registration.
Common financing options include: Bank Financing (lowest rates, 5-20 year terms), Pag-IBIG Fund (government housing loan, lower rates but capped amounts), In-House Financing (offered by developers, higher rates but easier qualification), Spot Cash (full payment, often with discounts), and Deferred Cash (installment payments over 12-24 months without bank involvement).
